With FRIEDAS Berlin, a modern residential district is being created on an area of approx. 24,366 m2. The entire new-build complex in Friedenauer Höhe comprises six buildings with a total of 396 apartments, which will be completed in three construction phases. The first phase of construction will include 132 apartments, some of them wheelchair-accessible, with one to four rooms, as well as 69 underground parking spaces. In addition to the underground car park, there are also storage, bicycle, technical and waste rooms in the basement, as well as the tenants’ cellars. The modern architecture, floor-to-ceiling windows and harmonious colour design of the facades are just as impressive as the diverse, landscaped outdoor areas. Erected using solid-building construction methods and built in accordance with the currently applicable Energy Savings Ordinance (EnEV) regulations, all buildings meet the standards of the Building Energy Act (GEG) and the “Effizienzhaus 55 EE” category, as well as the requirements for enhanced sound insulation. The supply of heat and hot water is guaranteed by a combined heat and power plant. The horticultural design of the open spaces includes lawns and planting beds with perennials as well as hedges, shrubs and small copses. The ground floor terraces are also delimited by hedges. A play area for the little ones, with a sandbox and play equipment, is complemented by ground-level areas for playing chess, Nine Men’s Morris, or Ludo.

Short distances – convenient connections

Public transport, local services and school – everything is easy and quick to reach. The bus stop is only 250 metres away, while the suburban train and underground are around 500 metres away. Within a radius of approximately 750 metres, Lidl, Aldi, EDEKA and Netto are there for daily necessities. There are also parks, playgrounds and sports facilities in the immediate vicinity of FRIEDAS Berlin – as well as numerous cafes and restaurants with culinary offers from (almost) every corner of the world. The sharing points for scooters, bikes and cars offer the best service in terms of mobility and are all within walking distance and less than six minutes away. Innsbrucker Platz suburban train- and underground stations, as well as Hähnelstraße and Ceciliengärten bus stops, are just as easy to reach.

The property is divided into three construction phases. Construction phase 1 is expected to be completed by February 2025. Construction phase 2 is expected to be completed by summer 2025 and construction phase 3 is expected to be completed by winter 2025.

 

The minimum rental period is 12 months. The tenancy agreement can then be terminated with a notice period of 3 months.

 

The deposit is three net cold rents (the net cold rent plus ancillary costs is shown in the rental agreement). There are no processing or agency fees.

 

Yes, the rental agreement includes an index-linked rent. The rent level is determined by the price index for the standard of living for all private households in Germany as calculated by the Federal Statistical Office.

 

The deposit is transferred to an account of the landlord that is protected against seizure in accordance with Section 551 (2) BGB.

There are a total of 197 car parking spaces, with the parking spaces allocated to each of the three construction phases. The monthly rent is EUR 170. Bicycle parking spaces are also available in the basement and outside.

 

The keeping of pets is examined on a case-by-case basis and requires the corresponding authorisation from the owner as well as an individual pet keeping agreement.

 

Internet and telephone services are provided via Telekom fibre optics. However, other providers are also freely selectable.

 

Each flat is allocated a cellar room. The cellars are located in the basement.
